It helps us serve them better, by designing custom marketing campaigns to suit the people and the project.

When you conduct over 200 auctions a year, you learn to be flexible - to listen with care. We approach bidders that way, too, educating them on the auction process, our M3 system, and the property of interest. Our reputation after a sale is as important to us as the sale price; and all the awards in the world can't make up for a record of integrity.

Located in Columbia City, IN, in a company-owned office facility, built in 1998 with 10,000 square feet of office space and heated garage/shop for auction equipment. An additinal 8,750 square feet of space is slated for 2022. Salaried staff averages over 15 years experience, and the Schrader marketing team includes (4) graphic designers and a professional photographer.

Schrader Real Estate and Auction Co., Inc. was founded by Denzil Schrader when he began in 1944 as an auctioneer in Columbia City, Indiana.
Denzil was soon joined by his brother.
The recognition of the Schrader name was built as the auction business grew selling farms, farm equipment, and livestock throughout Indiana and Michigan.
Expansion accelerated beginning in 1967 as a strategic plan was implemented to add Schrader representatives throughout the Midwest.
Growth in the 1970's included selling land by arranging tax-deferred exchanges for many Midwestern landowners moving operations to other regions of the United States.

Auctions have been held and used as an efficient way to sell property for over 2,000 years.
These days, we primarily use 3 different types of auctions: Timed Online Only, Virtual, and Live with Online.
Timed Online Only is an auction where the entire bidding process takes place online, and the property in the auction has a defined closing date and time.
In some cases the bidding can remain open for a day, week, or longer.
Typically if there are bids in the last few minutes of the auction for a particular lot, the end time for that lot will extend for a few minutes to allow the runner-up bidder the chance to get back in.
When you hear the name Schrader, you probably think of auctions.
And while we're glad that connection is automatic, it's not the only connection we're making.
Schrader brings buyers and sellers together through private treaty with the same effort we bring sellers and bidders together at auctions.
We know that auction may not be the best method to sell various properties, so we offer you marketing choices.
As a seller, your listing will benefit from the talents of our auction advertising designers and our knowledgable sales agents.
In the Schrader M3 Method of auction, most properties are offered in individual tracts, any combination of tracts and as a total property.
There will be open bidding on the individual tracts, tract combinations and the whole property as determined by the Auctioneer.
Bids on the tracts and the total property may compete.
If you have never purchased real estate at auction, simply follow some brief guidelines we have prepared to help you get ready.
Schrader representatives will hold inspection days and open houses on the property during the marketing period.
